Electrical Safety Compliance in Victoria

From March 29, 2021 new rules apply to electrical and gas safety compliance in rental properties across Victoria.

Under the new regulations, rental providers – landlords, property managers, and owners – are responsible for electrical and gas safety. An electrical and gas safety check for rental properties is required every two years to ensure gas appliances and electrical installations, fittings, and appliances are in safe working order.

As a rental provider, it’s essential to understand your obligations and have an effective service supplier in place to manage your risk and ensure compliance.

Who can do an Electrical or Gas Safety Check?
  • Fully qualified and licensed electricians who are either a Registered Electrical Contractor (REC) or are employed by one.
  • Fully qualified licensed plumbers authroised for Type A Servicing
What gets checked?

Victorian rental providers must ensure an electrical safety inspection is carried out on all electrical installations, appliances, and fittings provided in rental properties once every two years, and a report is provided to the Agency for the tenant.

GAS SAFETY SERVICES

Victorian rental providers must ensure gas safety inspections are carried out on all gas installations, appliances, and fittings provided in rental properties once every two years and be conducted by a qualified gas plumber.

Smoke Alarms Australia recently launched an updated Online Customer Portal (OCP) to assist property managers to manage their portfolios. The portal has several new features such as being able to order collateral, check alarm statistics and load files for bulk changes to the managed portfolio. One exciting change is the introduction of a full secure B2B integration with property Me.

The OCP uses industry-leading synchronization processes to integrate your property data easily and securely. This means that through a digital handshake, the OCP communicates through Property Me to update property details relevant to smoke alarm servicing across your property portfolio. Relevant details include tenant name and contact details, key numbers, and property managers.

With Property Me integration, syncing select property data into the OCP is as simple as 3 easy steps

  • Let us know that you use Property Me  - SAA will add PropertyMe to a specialised field in the SAA ERP and advise when done
  • Go into the OCP dashboard and select Property Me in the Properties drop-down, click sync now.  This will take you to the Property Me login page. Log in, select your portfolio to grant access
  • Your Property Me data will then sync with the SAA system matching properties to the service and updating changes in property details.
